About Liberty Services Group

One Point of Contact.
Every Trade Managed by Liberty.

An ADU is not a single-trade job. A complete build — from site prep to a finished, livable unit — involves general contracting, framing, roofing, HVAC, plumbing, and finish work. Liberty manages the project and coordinates specialty subcontractors where needed, which keeps the project accountable and communication clear.

Liberty Services Group serves as your main contractor and coordinates the project's licensed trades, including specialty subcontractors where needed. The person who scopes the project is the person accountable for the outcome. Every job is photo-documented and delivered with a written record.

Project Types

Accessory Dwelling Unit Types We Build

Every property is different. Eligibility and feasibility depend on your specific parcel, jurisdiction, HOA, deed restrictions, and project design. The first step is a site review — not a price quote.

In-Law Suites

A private suite attached to or inside your existing home — designed for an aging parent, family member, or live-in caregiver. Work may involve converting existing square footage, building an addition, or finishing an unfinished space. HVAC, plumbing, and accessibility requirements all factor into scope.

Garage Apartments & Conversions

Converting an attached or detached garage into livable space is one of the most common ADU paths. The structure already exists — work focuses on utilities, insulation, framing, HVAC, and bringing the space to habitable code standard. A garage apartment may add a second story above an existing detached garage.

Detached Backyard Units

A standalone structure built on an unused portion of your lot — designed as a guest house, family suite, or independent living unit. Requires new utility connections and must meet local setback, lot-coverage, and size requirements for your jurisdiction.

Backyard Cottages & Guest Houses

A smaller detached unit — sometimes called a backyard cottage or guest house — designed for periodic use by family or guests. Scope and cost vary widely based on size, utility connections required, and the finish level you choose.

What Happens Next

How the ADU Process Works

01

Request Your Property Review

Submit the form or call directly. We schedule a walkthrough of your property and have an open conversation about what you want to accomplish. No commitment required.

02

Honest Site Assessment

We walk the lot with you and give you an honest read on which project types appear feasible, what questions need answers (zoning, permits, HOA restrictions), and what the likely scope involves.

03

Written Scope & Proposal

If you want to move forward, we develop a detailed written scope and proposal — no vague estimates. Every line of work is described in writing before you commit.

04

Licensed Build

Liberty manages the project across all trades and coordinates qualified specialty subcontractors where needed. You have one main contractor and point of contact throughout. Every phase is photo-documented and you receive a written project record at completion.

Liberty Services Group serves the Charleston Tri-County area and the South Carolina Lowcountry — including Charleston, North Charleston, Mount Pleasant, Summerville, West Ashley, James Island, Johns Island, and surrounding communities.

Zoning and permitting rules vary by jurisdiction within the Tri-County area. What's allowed in one city or county zone may not be allowed in another. We surface those questions during the Property and Project Review — before you commit a budget.
